These are the real questions I hear every week. No fluff — just honest answers.

Can I actually build on my lot? +
Most of the time, yes — but every lot is different. The key factors are zoning, utilities, soil type, and lot size. I do a free lot review to look at all of this for you. You'll know what's possible before you commit to anything.
How much land do I need? +
In Central Texas, most standard homes work well on half an acre or more. But lot shape, setback requirements, and whether you're on city sewer vs. a septic system all factor in. Some clients build on smaller lots. Others have wide open acreage. We'll figure out what works on yours.
How much does site work cost? +
Site work — clearing, grading, a driveway, utility hookups — typically runs $20,000 to $80,000+ in Central Texas, depending on your lot. That's a wide range, which is exactly why we look at your specific land before quoting anything. These costs are part of your full budget from day one — no surprises later.
Can I use my own floor plan? +
In many cases, yes. We can work with plans you've already purchased or had designed. We'll review them to make sure they work with your lot and budget. If you don't have plans yet, we have a library of designs to browse — everything from farmhouse to Spanish-influenced to modern transitional.
How long does the whole process take? +
From ground break to move-in, most projects take 8–12 months. Add 2–3 months for planning and permitting before that. So from your first call with me to keys in hand? Plan for 10–15 months total. I'll give you a realistic timeline for your specific project — not a number that sounds good but doesn't hold up.
